“The fabric of human life is woven with relationships. Once we thematize the importance of dialogue, the multiplicity of ongoing and created situations in which dialogical skills can be nurtured abound. As we have seen, this requires us to slow down and turn toward each other, having a clear sense of the relationship between our current footing in dialogue with one another and the future we are trying to create. The nurture of dialogical capacities is essential to human liberation.”
― Mary Watkins, Toward Psychologies of Liberation
As we dive deeper into the THREAD method, it's crucial to understand that the fabric of all successful capital-raising efforts is woven through relationships. In my own journey, I found this to be profoundly true.
So now you know how I managed to raise over four million dollars in a year, especially with little prior experience in capital raising, I know, it sounds wild, especially since I was pretty green in the whole capital-raising game when I started my real estate investing quest to find a better way to create the life I knew I was destined to live.
But here's the kicker – the real secret sauce behind it wasn't some high-end finance strategy; it was something way simpler and way more personal.
In the complex world of raising capital, success is not just about crunching numbers or closing deals! It’s rooted in the relationships we build and the connections we nurture. The Common T.H.R.E.A.D Method is more than a title; it’s a strategic framework designed to unlock powerful connections through meaningful conversations. This method is all about identifying and leveraging shared experiences and values, transforming ordinary interactions into extraordinary opportunities.
Every successful relationship, especially in business, is built on trust. Trust is the foundation that holds everything together. My journey into the world of capital raising began with an unexpected lesson in trust during a pivotal moment in my life.
The year was 1970. My family was in the midst of upheaval. After my parents divorced, my mom decided to move my sisters and me from Florida to New York, seeking a fresh start.
My dad, in contrast, was on a quest to "find himself," caught up in the self-discovery wave of the late 60s and early 70s. While we were driving away from Florida, he remained behind, focusing inward on his personal journey.
On the first night of our journey, we were caught in a fierce thunderstorm. Visibility was zero, and we ended up sliding into a ditch right outside a gas station. The gas station owner, initially reluctant to help, wore a New York Mets cap.
My mom, ever resourceful, started talking about the Mets—a simple yet profound connection. This shared interest broke the ice, and the owner not only helped us out of the ditch but also invited us to stay in his garage for the night. That night, with hot chocolate in hand, we learned that finding common ground, no matter how small, could transform a potentially negative situation into a positive one.
Lesson: This experience taught me that trust begins with showing genuine interest in others and finding common ground, even in challenging circumstances.

Before we dive into the nitty-gritty of raising capital, it's important to understand the role mindset plays in your journey to success. In this chapter, we'll explore the importance of mindset so that you understand and overcome the obstacles that cause many people to quit.
Now, if you don’t ever experience self-doubt, worry, fear, anxiety, or self-sabotaging behavior, then by all means, skip this segment of the book and get straight into the raising capital content.
If you’re like me, and most other human beings on the planet, we have a tendency to get in our own way sometimes. Especially when learning a new skill and wanting to master it OVERNIGHT, so that we can just get some damn results, right?
If only we could plug a cable into the back of our heads to download the playbook on multifamily, similar to the way Neo mastered Kung Fu.
The reality is, we are not in the matrix, and learning a new skill requires us to show up with a different expectation. The challenge is that we have become a society obsessed with instant gratification, so most people give up WAY too soon.
Despite the best intentions, many people quit their journey before realizing their full potential. By understanding the five most common reasons people quit, you can identify and address these challenges head-on, helping you stay the course and succeed.
How the T.H.R.E.A.D Method Works Unveiling the Framework for Success in Real Estate Networking
Your Role in This Story is to have an Abundance Mentality
“An abundance mentality springs from internal security, not from external rankings, comparisons, opinions, possessions, or associations.”
Steven Covey
Alright, now that you've got the success mindset locked in, it's time to get real. Let’s talk about how you can actually use the THREAD method to crush it in real estate. This is where you take those principles and put them to work.
In the dynamic world of real estate, the ability to build and sustain meaningful relationships is as crucial as having a keen eye for property or an understanding of market trends.
The COMMON T.H.R.E.A.D METHOD is a comprehensive framework designed to enhance these relationships imagine each potential investor as a unique tapestry, rich with experiences, interests, and aspirations.
Your goal is to find a strand, a common T.H.R.E.A.D, that connects you to them. This book uses the 'common T.H.R.E.A.D' metaphor to illustrate the art of building relationships in the world of real estate investment. This method, grounded in the concept of finding and nurturing common T.H.R.E.A.D’s, serves as a guide to weaving stronger, more resilient networks in real estate.
"Sell the problem you solve, not the product." – Unknown
Let’s talk about something that I think is super important for anyone looking to raise capital or get people to invest in their ventures.
This concept that might seem a bit unconventional at first -
I like to call it “THE ART OF UN-PITCH."
You know how everyone hates the stereotypical used car salesman, right? The guy who’s all about the hard sell, pushing you to make a decision right now, all while giving off this sleazy vibe. Nobody likes that. And guess what? Investors don't either. If you come off too pushy or desperate, you'll be seen just like that used car salesman, and that's a surefire way to scare people off.
In the world of endless pitches and sales tactics, we're often taught that to succeed, we must pitch, sell, and convince.
So Andy, how do you avoid that? How do you "un-pitch"?
It's all about flipping the script. Instead of trying to sell someone on your idea, you want to engage them in a conversation. Show them your passion, but also show them that you're not desperate for their money. It’s about being authentic, being real. Think about it like dating. You wouldn’t propose marriage on the first date, right? You get to know the person, let them get to know you, and see if there's a mutual interest.
This is what I envision as the “Art of the Un-Pitch” it’s not about selling; it’s about inspiring… It’s about giving your investors something they didn’t even know they needed.
The Un-Pitch. It's not about selling; it's about connecting, understanding, and solving. It's about being so in tune with your investors and the market that the deal almost seals itself.
The Un-Pitch is where you're not pitching at all. Sounds crazy, right? But stick with me. It's about having a conversation, a real one. It's about listening more than you talk.
It's about understanding what keeps your investors up at night, what dreams they're chasing, and what fears they're trying to outrun. And then, it's about showing them how your opportunity aligns with their goals, not as a sales pitch, but as a natural part of the conversation.
Think of money as a guest at a party. Like any guest, it is drawn to a certain kind of music, a particular atmosphere. This guest—money—carries a unique story, a journey filled with experiences, dreams, and aspirations.
If the environment feels welcoming, the guest stays. If the vibe is off, the guest leaves.
Money, too, has its own energy, a frequency that it is naturally attracted to. Understanding this, we see that attracting money is not about chasing it but about creating the right environment—the right frequency.
But how do we tune into this frequency?
It begins with the connections we forge, the common T.H.R.E.A.D’s that link us to others. These connections are like the music that draws our guest of honor—money—into the room.
So, let’s shift our perspective: money is not just a piece of paper or a number in a bank account. It is a dynamic presence, one that responds to the atmosphere we create. Our task is to set the right mood, to play the right tune, and in doing so, we can invite money to stay and thrive in our lives.
Common T.H.R.E.A.D’s: The Fabric of Life
We are all like T.H.R.E.A.D’s in a grand tapestry, each with our unique color and texture, yet all connected to form a beautiful pattern. These common T.H.R.E.A.D’s are what bring us together. They are the shared experiences, values, and aspirations that connect our hearts. When we find these T.H.R.E.A.D’s in our conversations, we create connections that are genuine and meaningful. And in these genuine connections, we find the frequency of money. Because money, my friends, flows where there is harmony, trust, and connection.
Aligning with the Frequency of Money
Creating Resonance
Let’s think of ourselves as musical instruments. When two instruments are in tune, they create a beautiful harmony. Similarly, when we find common T.H.R.E.A.D’s with others, we create a resonance. This resonance is like the sweet music that attracts money. It’s about being in sync, in tune with the people we interact with.
In this chapter, the focus shifts to the critical mindset required for success in raising capital.
Chapter 2: T.H.R.E.A.D Mindset: The Secret Key to Success
In this chapter, the focus shifts to the critical mindset required for success in raising capital. The T.H.R.E.A.D mindset isn't just about learning a framework; it’s about internalizing a new way of thinking. The chapter opens with a series of reflective questions designed to help readers uncover their deep motivations, or "why," behind their pursuit of capital raising. Tony Robbins’ wisdom—"It’s not what we do once in a while that shapes our life, but what we do consistently"—sets the tone for understanding how habitual mindset practices shape long-term success.
The reader is guided through exercises to identify their core desires and the emotional, financial, or lifestyle rewards that come from achieving them. More importantly, the chapter challenges readers to contemplate the costs of not pursuing their goals, framing the importance of action and commitment.
One of the key elements discussed is how to maintain the right mindset when facing challenges. The chapter introduces the concept of shifting from transactional to relational thinking, emphasizing that success comes not from chasing quick wins, but from consistently cultivating meaningful relationships. The T.H.R.E.A.D mindset is the secret to maintaining resilience and focus when the journey gets tough. Readers are encouraged to shift their daily actions and conversations toward building genuine connections, rather than aiming for short-term results. The chapter closes with a mindset shift challenge, encouraging readers to apply the T.H.R.E.A.D approach in everyday interactions and track their progress.
This chapter digs deep into the reasons people often abandon their journey before reaching success.
Chapter 3: The 5 Most Common Reasons People Quit
This chapter digs deep into the reasons people often abandon their journey before reaching success. It addresses the mental and emotional barriers that arise during the process of raising capital and building a real estate portfolio. The author shares that while many set out with good intentions, they often stumble due to common pitfalls, including wrong motivation, lack of enjoyment, lack of support, wrong expectations, and poor time management.
The first major reason people quit is wrong motivation. This section asks readers to critically evaluate their reasons for entering the capital-raising world. Without a compelling, personal "why," many are likely to falter when challenges arise. The chapter provides examples from students who have connected their motivation to personal life circumstances, showing that a deeply rooted reason provides the fuel needed to push through adversity.
The second reason—lack of enjoyment—addresses the common mistake of viewing the process as a solo venture. Readers are encouraged to seek partners who complement their strengths and weaknesses, making the journey more enjoyable and sustainable. By highlighting the importance of teamwork and delegating tasks that aren't fulfilling, the chapter shows how collaboration can lead to better results and more enjoyment.
Lack of support is identified as a third obstacle, reminding readers that the journey is tough without a supportive network. The author emphasizes the importance of surrounding oneself with like-minded individuals who uplift and inspire, rather than people who sow doubt or negativity.
The chapter moves on to wrong expectations, tackling the myth of “overnight success” and quick wins. The author reminds readers that real estate and capital raising are long-term ventures requiring patience, resilience, and perseverance. Finally, the chapter explores lack of time and offers practical tips on how to effectively manage time while juggling a full-time job and growing a business.
Overall, this chapter serves as a practical and motivational guide, helping readers recognize the obstacles that may derail them and offering solutions to overcome each one.
This chapter serves as the heart of the book, breaking down the mechanics of the T.H.R.E.A.D method into actionable steps.
Chapter 5: Connecting Dots: How the T.H.R.E.A.D Method Works
This chapter serves as the heart of the book, breaking down the mechanics of the T.H.R.E.A.D method into actionable steps. It provides a practical, step-by-step guide on how to implement the method in everyday conversations and interactions. The chapter begins by explaining the importance of recognizing common threads in conversations—shared values, experiences, or goals that form the basis of strong relationships.
The author guides the reader through the process of identifying these threads in real-time, using examples from his personal journey in capital raising. From building rapport to recognizing subtle emotional cues, the chapter shows how the T.H.R.E.A.D method goes beyond surface-level communication to create meaningful connections.
The process starts with Trust—establishing a foundation of integrity and reliability. Without trust, no amount of persuasion or strategy will lead to success. The chapter offers tips on how to build trust quickly, especially when raising capital, including being consistent in communication, following through on promises, and being transparent about intentions.
Next, the reader is introduced to the importance of Human Connection and Rapport Development. This section highlights that successful capital raising is about more than just financials—it's about understanding the human side of investing. The T.H.R.E.A.D method teaches readers how to engage emotionally and create rapport, making potential investors feel heard and valued.
Finally, the chapter covers Emotional Intelligence, Authentic Engagement, and Dedication to Growth. It emphasizes the need to tune into the emotional needs of others and engage with them authentically, rather than relying on canned scripts or overly polished pitches. Authenticity is what turns conversations into lasting partnerships, and the dedication to personal and professional growth is what keeps those relationships evolving.
This chapter introduces the concept of subconscious influence and how it directly impacts the results we achieve in both business and life.
Chapter 12: Subconscious Influence: The Secret Power Behind Your Results
In this chapter, the author introduces the concept of subconscious influence and how it directly impacts the results we achieve in both business and life. The chapter opens with the idea that our subconscious beliefs shape our actions, which in turn shape our outcomes. This chapter encourages readers to examine their internal narratives and to understand how the stories they tell themselves can either empower or hinder their success.
The reader is guided through exercises that reveal subconscious blocks—limiting beliefs about money, success, or self-worth—that may be holding them back. By identifying these hidden obstacles, readers can begin the process of rewriting their internal scripts to align with their desired outcomes.
A key element of the chapter is the 30-second state-shifting technique, a simple yet powerful tool that helps readers quickly change their mental and emotional state. The idea is that by consciously choosing empowering thoughts and actions in key moments, we can override our default subconscious responses and move toward success more intentionally. The chapter explains that even small shifts in language and perception can have a profound impact on behavior and results.
Additionally, this chapter explores how the words we choose, both in conversation and in self-talk, can either limit or expand our potential. Words are not just expressions—they shape our beliefs and can either strengthen or weaken our resolve. By consciously choosing language that empowers rather than disempowers, readers can influence not only their own mindset but also the perceptions and reactions of those around them.
The chapter closes with practical tips for harnessing the power of the subconscious mind to align beliefs with desired outcomes, using tools like affirmations, visualization, and habit-building strategies. Readers are encouraged to continually reframe their thinking in ways that support their goals, creating a feedback loop that fosters positive outcomes in both capital raising and life.
